The thing that could sink any option is flood: north of the river the floor must sit at the 1% flood plus 0.5m, which may mean a raised floor and a full DA.

- Soil class (geotech $500-$1,500): Riverina clay rated H or E pushes the slab cost up.

- No option on the block gets under $100k; power, water, septic and approvals add about $45k-$130k to any building.
- Leasing a 3-bed in Darlington Point or Griffith costs about $10.6k-$21.2k up front, then $430-$530 a week.
- Darlington Point Accommodation Village: 3-bed, 2-bath cabins with aircon, from $252 a night. No upfront cost.
- Ex-hire donga camp: 4-room sleeper $19,950 + GST, ensuite unit $31,950 + GST; about $112k-$190k all-in on the block.

The best way to house a crew for under $100k is to lease a 3-bed house in Darlington Point or Griffith. Up front it costs about $10.6k-$21.2k (bond, 2 weeks' rent and furniture), then about $28k-$40k a year. The runner-up is the Darlington Point Accommodation Village: nothing up front, 3-bed cabins from $252 a night, about $32k-$46k a year at 50% occupancy. Nothing placed on the block gets under $100k once off-grid power, water, septic and raised footings are counted; the cheapest, an ex-hire donga camp, is about $112k-$190k. What could sink the rental is supply: only 2 houses were listed in Darlington Point, and one of them (1 Corbett St) is now for sale.

- Is there already a lawfully erected dwelling house on the lot? Under Murrumbidgee LEP cl 4.2D a rural workers' dwelling can only be approved on a lot that has one. If not, the first building must be approved as the dwelling house, and the lot must meet the Lot Size Map minimum (cl 4.2C).
- Ask council: would they approve ex-hire dongas or an expandable (non-Class 1a) unit as a rural workers' dwelling, secondary dwelling (max 120m2) or s68 moveable dwelling? What flood planning level and pier height apply to this lot?
- How many crew nights a year, and how many people at once? Below about 40% occupancy the Accommodation Village beats a lease; above it, a lease or an on-block camp wins.
- Will the company sign the lease, and will the landlord accept rotating occupants? Ask the Accommodation Village for a written crew and weekly rate.
- Can the main house's future solar, battery, tanks and septic be sized now to also serve crew units? Sharing them could cut $30k-$70k from any on-block option.
